Mansell has delivered the Light Gauge Steel frame package for a new over-55s development on High Street in Runcorn. The five-storey scheme provides 66 affordable apartments for Halton Housing Association, split between 32 one-bed and 34 two-bed homes.
Scope and delivery
With a contract value of £1.5M, we began work on the project in September 2024, completing it in early 2025. Working with our partners, voestalpine Metsec, we delivered a light gauge steel frame on a logistically challenging site, bordered on all sides by buildings, busy roads and the Bridgewater Canal.
There was limited access on-site and zero laydown space. Due to the site constraints, we had to plan and phase deliveries and installation meticulously, keeping things moving without compromising safety or efficiency. Our offsite construction methodology and coordinated just in time deliveries proved a huge success on this difficult site.
The building’s design features a flat concrete roof to support renewable technologies, striking curved glazed facades and floor-to-ceiling glazing. Alongside the detailed brickwork that includes stack bonding and contrasting brick articulation, the end result is an aesthetically striking building that residents will be proud to call home.

Through our offsite approach and involvement in design meetings at the earliest stages, we’ve been able to bring certainty to the project and deliver real value to our client.
