An impressive six storey, tightly curved 130 bedroom Premier Inn development for Cathedral Group located in Bromley, London. The new hotel is at the heart of the £90m Bromley South Central regeneration scheme, a mixed use initiative aimed at transforming Bromley town centre that also includes 200 residential apartments, a nine screen cinema, nine retail units, a 400 space underground car park and a landscaped public square.

The challenge:

  • This offsite SFS build was far from straightforward, with ambitious complex shapes, a tight curved façade and curved corners all specified by the architects Studio Egret West.

  • The hotel development was specified to deliver an ‘Excellent’ BREEAM rating as part of the scheme’s environmental credentials, which also included the residential element being built to Code for Sustainable Homes (CfSH) Level 4.

  • The tight city centre location, one site access point and challenging on-site logistics, required a high degree of logistical planning to ensure that materials were delivered to site as required and to minimise disruption.

  • All the challenges required a high level of experience and expertise is SFS construction techniques and complete supply chain collaboration to ensure the best possible lead times and results.

The solution:

  • Mansell Building Solutions took a key role in the design phase of the project, with specialist input regarding the detailing of the Metframe SFS.

  • Almost 4,500m2 of Metsec Metframe was installed, which needed to be adapted to meet the building’s design and performance requirements, including four floor step back, and this was achieved by manufacturing a number of bespoke elements.

  • The complex shapes and tight curved façade were dealt with by providing complex cladding detail and multiple radii that created a faceted elevation to form a unique and effective curved solution.

  • Pre-panelisation of the Metsec Metframe was undertaken at Mansell Building Solutions’ production facility in Middleton, Manchester then delivered to site in the correct erection sequence.

The benefits:

  • Mansell Building Solutions’ design input included the specialist cladding detail and multiple radii to achieve the unique finish of the building plus Promax Supalux Fireboards to two elevations to mitigate fire risk.

  • Mansell also installed boarding substrate and stairwells across the development.

  • As the frame was delivered to site to the exact specification, the amount of time spent erecting the frame was reduced by 30%.

  • The use of just-in-time delivery methods reduced the amount of deliveries to site, a key requirement due to restricted access.

  • Mansell Building Solutions is one of Metsec’s Approved Installers and this close working partnership was crucial to the success of this installation.

  • The SFS solution effectively delivered zero waste on site and overall waste was reduced by 25% over the build.

  • A decrease in weight of over 70%, compared to traditional on-site construction, resulted in a significantly reduced transportation impact and the building achieved an ‘Excellent’ BREEAM rating.

  • Mansell Building Solutions completed their works on time ensuring a timely handover to McLaren Construction.
